Will new planning framework mean more houses for sale in Yorkshire?

Savills has issued its response to the Department of Communities and Local Government's National Planning Policy framework, which could lead to more houses for sale in Yorkshire and other parts of the UK.

While Savills noted that much of the new document is a "restatement of existing policy", a few differences include an increased emphasis on economic growth and the promotion of development, as well as a focus in favour of sustainable homes.

There is also a greater requirement for housing land supply and more value placed on viability and deliverability, as well as avoiding Section 106 burdens which can forestall developments.

Roger Hepher, head of planning at Savills, said the new guidance is a "welcome document" which indicates a shift towards the promotion of development and economic growth, which should in turn provide more houses for sale in Sussex.

"It ought to herald a significant upturn in many forms of development activity. We can expect to see a good many planning applications in the near future, as developers take advantage of the government's pro-development stance," he said.

"We must hope that ministers will have the conviction to enforce the new approach through their own decisions on specific schemes."

Developers, Mr Hepher went on to say, should be aware that the document is currently a draft and is still subject to change as appeal decisions "put flesh on the new bones".

Earlier this month, Savills released new figures on prime property for sale in London, showing that June's market reached the highest ever number of £5 million plus sales in a single month.
