Tenancy deposit schemes beneficial for property to rent in Dawlish

Buy-to-let inverstors can benefit from using a tenancy deposit scheme for houses to rent in Dawlish, it has been suggested.

The national schemes help to get rid of both rogue landlords and rogue tenants, according to Letting Focus, meaning moving into property to rent in Dawlish can be stress-free.

The property investment consultancy says deposit issues can lie with both parties, meaning a proper inventory is important.

David Lawrenson, a buy-to-let and private rented sector expert for the firm, explained: "There were undoubtedly some rogue landlords who routinely withheld deposits unfairly, but there were probably also an equal number of rogue tenants who completely forgot about the state and condition of the property."

Under a tenancy deposit scheme, landlords can only deduct from deposits if the tenant causes damage to the property or its contents, he added.

Buy-to-let lending in the first quarter of 2011 amounted to £2.9 billion, up from the same period of 2010, the Council of Mortgage Lenders has revealed.

The positive figures may see investors looking to buy houses to rent in Dawlish ahead of the busy summer months at the seaside resort.ADNFCR-1222-ID-800535357-ADNFCR
