Selling your house? How to make yours a showcase property

Selling your house? How to make yours a showcase property

When it comes to selling homes, finding the right time to do so can be a difficult task, with prices and demand fluctuating considerably thanks to the uncertainty in the financial markets for the UK.

However, one thing is for sure in the UK. Estate agents will always see their best periods for selling throughout the spring months.

Better weather will entice buyers to come out and view more homes during these months, and if you are looking to sell, it can be the perfect time to get your house to market.

Before you do this, though, you need to make sure that the property is ready. You don't want to bury that for sale sign in your lawn if the house isn't ready for sale, and following this list will ensure that it is ready to go when spring comes.

Kerb appeal

This is the first hurdle to overcome. The simple fact is that no-one will view a property they don't like the look of, and most people make a snap decision the very first time they see a house.

Cut the grass, make the path is clear of any debris and leaves with a pressure washer, and paint your door and fence to make the home look fresh and welcoming.

Interior decorating

Garish and personal designs may well be the sort of aura that you love in your own home. Chances are though, that other people will not share your own opinions on what looks good, so playing safe is the best option in this area.

Use beiges and other neutral tones like cream to paint the walls, and even install laminate flooring. This will be better for attracting buyers as it has a much wider appeal and is unlikely to leave anyone feeling offended or put off in the way that an overbearingly orange room might do.

Maximise space

Space is a premium within homes, and most people will be thinking of the future when it comes to buying. Anyone with a growing family will want to make sure that there is enough room for their offspring down the line, for example.

If you have a spare bedroom that you use for storage, clear it out before buyers come, as this will let them see it the way it was intended to be used.

You might also want to put some of your non-essential furniture into a storage locker to make the home look bigger and more spacious when you are showing it to potential buyers.

Be on hand for viewings

This is a simple solution that can make a huge difference when it comes to securing a deal or not.

People who are moving from further afield into your area might not know what it is like to live there. You will have a far better understanding than the estate agent who might be overseeing the viewing, so being around can be a shrewd move.

You will be able to answer questions that visitors may have, and this might make a large difference in their decision.ADNFCR-1222-ID-801550724-ADNFCR
