Presentation 'the key to being competitive in rental market'

Good presentation of properties is the most important step a landlord can take in ensuring they are attractive to tenants and can get a good rent, it has been stated.

Residential Landlords Association chairman Alan Ward commented that with more rental properties on the market, there has been a downward pressure on rents in many areas, such as those in cities with many two-bed apartments.

Explaining how landlords can achieve the highest rents, he commented: "Well presented property must always have an advantage for the best rent, but good management comes a close second."

He explained that good management involves measures such as having well presented and clear tenancy agreements with photographs, which can help create confidence in the landlord among tenants.

Association of Residential Lettings Agents figures revealed that the average value of properties to rent in Britain in December 2008 was £400,400.
