People buying property for sale in Essex more active in April

People buying property for sale in Essex were particularly active in April, according to the latest report from the National Association of Estate Agents (NAEA), and nationwide the market showed welcome signs of stabilising.

In its housing survey for April, the NAEA found that the average agent sold eight properties per branch during the month, the same level seen in March and February.

The number of new house hunters registering to find a new property for sale decreased slightly from 290 in March to 277 in April, although this fall is in line with year-on-year figures.

Regionally, the picture was mixed, but people seeking properties for sale in Essex, Norfolk and Suffolk seemed to be livelier than those in some other parts of the country.

Des Rowson, an NAEA member from Essex, said April was "quite a good month for sales", and the high number of bank holidays during the month resulted in a higher quality of buyers.

"Overall, applicant figures were down 30 per cent but sales were at the same level as March so better quality buyers have been going out to view," he said.

"A few more dependant buyers are finding themselves in a position to proceed as chains start to come together."

Meanwhile, Ian Harris of the Birmingham branch said a number of new instructions came in from those seeking property for sale in Birmingham, despite slower sales.

"There are plenty of potential buyers in the marketplace but they want to feel certain that they are not paying too much for a property and that the value of the property they buy will not fall in the short term," he explained.

Earlier this month, the NAEA said some first time buyers are finding it easier to get on the property ladder if they buy a home with friends or family.ADNFCR-1222-ID-800557046-ADNFCR
