More advice needed for landlords buying houses for sale in 2011

People looking to invest in the buy to let market could benefit from more support before becoming landlords.

Not all landlords research the buy to let market thoroughly before buying houses for sale in the UK, according to LettingFocus.com.

The property investment consultancy is calling for lenders to provide guides and support to people taking out buy to let mortgages.

David Lawrenson, private rented sector expert at Letting Focus.com, said: "Letting property today is far more complicated than it was in 1996 when the first buy to let mortgage was written.

"Lenders should recognise this and give advice ... so the landlord does not get it wrong."

There are now more regulations that affect the buy to let market, he added.

Advice could prove valuable in 2011 as the demand for property to rent in the UK continues to rise.

According to the Association of Residential Letting Agents, 71 per cent of landlords said renting is more popular now than it was two years ago.ADNFCR-1222-ID-800380973-ADNFCR
