Landlords buying property for sale in the UK to let to tenants need to consider location and property type, according to LettingFocus.com.

David Lawrenson, private rented sector expert at LettingFocus.com, says there are two main things buy-to-let investors can get wrong.

He said: "One is that they don't buy the right kinds of property in the right location where there will be ongoing future tenant demand.

"They buy inappropriate property ... [that] is never going to make any money in the long term."

Landlords can struggle to let out certain types of property if there are too many similar houses in that area, he added.

Secondly, failing to carry out background checks on potential tenants can lead to the "tenant from hell", according to the site.

The Chartered Institute of Housing has welcomed a Home Office consultation which could help landlords deal with trouble-causing tenants.
