Buy-to-let investors hoping to enter the student lets market with property to rent in Bristol may benefit from offering something "different".

Students are turning away from traditional student housing in favour of more modern accommodation, close to campus, according to Savills.

The real estate firm says "smaller, boutique style investments" may be more beneficial for landlords looking at property for sale in Bristol.

Marcus Roberts, director of student investment and development at Savills, says students are looking for "something that is more boutique, closer in to university campuses and provides all the mod cons and more importantly provides high quality internet connections."

Internet connections are becoming more and more important in student housing, he added.

Some houses to rent in Bristol could aim to attract first-year students, as an alternative to the accommodation offered by universities.

Savills advises investors to look for property that is "different to the institutional product" that has developed in university cities.
