There is little doubt that demand for prime real estate in the capital has increased dramatically in recent years.

However, it may be surprising that a new trend is emerging in the London that could bring in substantial returns for landlords - spare office desk rentals.  

According to Hubble, a spare desk space in a key Mayfair office could attract around £800 a month - more than a monthly residential property rate in many areas of the UK.

Outside of the central areas of the capital, there is still strong demand for desks, especially if users have access to high-speed internet and a kitchen. An open plan office in Shoreditch could bring in around £230 a week, reports the Daily Telegraph.

"Empty office space is a potential goldmine," said Caleb Parker, chief executive of MeetingRooms.com, which allows people to book corporate spaces on demand.

"While consumers are embracing the new sharing economy - renting out their homes, using their cars to make money - there is very little evidence of businesses following suit.
