Country's smallest house sells

The smallest home in Britain has sold for £275,000 despite measuring just 188 square feet.

A former florists, the property is located in Islington, North London, and is one fifth the size of the average new build development home and is around half the size of a standard train carriage.

However, the new owner will be able to enjoy a mezzanine bedroom, a compact bathroom, open plan kitchen and living area.

Although it had a relatively high price tag considering the overall size, there was plenty of interest, with it racking up more than 220,000 views on property portals Rightmove and Zoopla.

Hamish Allan, from estate agency Winkworth, said interested parties included people with various plans for the property.

"There were first-time buyers, enquiries from people who wanted an extra or spare room and someone else who looked at buying it and putting it on AirBNB.

"It was only on for three weeks and we had a number of offers. The home is unique, there is no other way to describe it."

He added: "It is a really cleverly designed home and there is another bed which comes out, but we can't call it a two-bed home."

The estate agent explained properties in the region are usually between 1,400 square feet and 2,200 square feet. Prior to selling this latest home, Mr Allan confirmed it had sold one small one-bed property measuring around 600 square feet.

It is unclear if the property sold for full asking or whether the buyers had managed to proceed with a successful offer. However, if it did sell for the full market price, it is £100,000 more than the average £177,000 paid by buyers across England and Wales last month.

Lawrence Hall, from Zoopla, confirmed the compact home has been one of the most viewed homes on its website over the past 12 months.

He said: "As a nation we have an obsession with property, but when it comes to the biggest, smallest, most expensive or cheapest properties we really see these being shared in huge volumes.

"We saw similar figures when the couple from Gogglebox put their eight bedroom mansion on the market earlier this year."ADNFCR-1222-ID-801757338-ADNFCR
