Cleaning issues are the top cause of disputes between landlord and tenant, according to new data.

Research from the Tenancy Deposit Scheme found 57 per cent of disputes in the private rented sector are due to issues related to cleaning.

Other top areas of tension including damage to fixtures and fittings, changes to decoration and rent arrears.

However, many of the potential fallouts could be avoided, if a through inventory is carried out before a tenant moves in and landlords accept there will be some form of wear and tear – especially on a long-term let.

“Landlords and agents should recognise that there will be inevitable wear and tear to a property’s décor during a tenancy. However, clearly if there is damage to anything within the property, including damage to walls and ceilings, this is chargeable to the tenant,” said Jax Kneppers, chief executive officer of digital inventory provider Imfuna.

He added: “A thorough and professional inventory will capture the condition and décor at the start and end of the tenancy, and this should be used as evidence in the event of a dispute.
