Calculator launched for buy to let landlords

Landlords may find it easier to calculate tenants' housing benefit allowance with the launch of a new computer programme.

A calculator that works out Local Housing Allowance (LHA) for potential tenants looking for houses to rent in 2011 has been launched by Housing Solutions Consultancy Service LLP.

The software helps landlords to see how a tenant's LHA allowance has been affected by changes to housing benefit.

Letting agents can also use the tool to help LHA tenants find a suitable home.

Alan Elborough, co-founder and director of Settled Housing Solutions, said: "With over 774,000 households projected to be potentially affected by the changes, both Settled Housing Solutions and Destin Solutions identified the vital need to design a piece of software for this very important section of the county’s housing market."

Planned changes for LHA recipients include capping entitlements and extending the single room rate to tenants under 35.

The British Property Federation recently called for LHA claimants to have their rent paid directly from the council to landlords.

Calls for action followed research from the Association of Residential Letting Agents (Arla) that revealed 40 per cent of members saw a rise in tenants unable to pay in 2010.ADNFCR-1222-ID-800378345-ADNFCR
